What Is an Escrow Clearance Inspection?
When a home is being sold, most lenders require a Wood Destroying Organism (WDO) inspection as a condition of the loan. This inspection identifies active termite infestations (Section 1), conditions likely to lead to infestation (Section 2), and any other wood-destroying organisms such as wood-boring beetles or fungus damage.
If Section 1 conditions are found, they typically must be treated and cleared before escrow can close. Cal Termite handles both the inspection and the treatment, streamlining the process for agents and their clients.

Thorough Property Inspection — Our licensed inspector examines all accessible areas of the property including the attic, crawlspace, interior, exterior, and attached structures.
Detailed Report — We provide a comprehensive WDO report with Section 1 and Section 2 findings, including photos and descriptions of all conditions identified.
Treatment (If Needed) — If Section 1 conditions are found, we provide treatment options and can begin work immediately to avoid delays in closing.
Clearance Certification — After treatment is complete, we issue a clearance certification confirming that all Section 1 conditions have been remediated.
